Glossary of Redevelopment Terms – South Delhi

Redevelopment involves legal, construction, and commercial terminology that is often unfamiliar
to property owners. This glossary explains commonly used redevelopment terms in
simple, owner-friendly language, specifically in the context of
200–500 sq. yard residential plots in South Delhi.


Ancestral / Inherited Property

Property received through inheritance rather than purchase. Redevelopment of inherited or ancestral
property usually requires consent from all legal heirs before agreements can be executed.

Builder Floor

An independent residential unit constructed on an individual floor of a plot.
Builder floors are the most common redevelopment outcome in South Delhi.

Built-Up Area

The total area constructed within the external walls of a floor, including internal walls
and balconies, as defined in the agreement.

Carpet Area

The usable area inside a unit excluding walls, balconies, and common areas.
Carpet area is always smaller than built-up area.

Completion Certificate

A certificate issued by the competent authority confirming that construction has been completed
in accordance with approved plans.

Construction Specifications

Detailed description of materials, finishes, and workmanship standards to be followed during construction.
